Realtor Information:
Access hours are Daily from 8:00 a.m. – 9:00 p.m.
For all entries, realtors must register with Access Control (760) 564-9908) and provide their Realtor ID card and the Palmilla resident address. ID can be a Desert Area Realtor card or California State Department of Real Estate license – not a business card.
Signage
Signs advertising a house for sale, for lease or for trade must be beige with brown or black lettering (no other colors or photo’s permitted). Signs are to be located on the garage door of the home with the use of magnets or similar nonvisible method. The suggested placement is the top half of the door.
Open Houses
Hours are 10:00 a.m. – 5:00 p.m., Monday – Sunday
1) Realtor must register with Access Control.
2) Realtors or owners who have scheduled an open-house may register with Access Control to ensure that visitors are directed to the specific residence.
3) Open House Map: The Access Control Officer will list your home on an open house map to help direct visitors to the location.
4) Handouts: The Access Control Officer will hand out community map that highlights open houses. Gate Officers are NOT permitted to distribute Realtor or property brochure, nor are they allowed to recommend Realtors.
5) Signage
a) The Access Control Officer will place an “Open House” placard at the center median at the main entrance of Palmilla. No reality signage is permitted at the front entrance.
b) The use of banners, or other advertising displays is not allowed, except for a single brochure holder of one square foot or less which must be positioned within six (6) feet or less from the entry door to the home.
c) “Open House” and directional signs:
· One (1) "for sale," "for lease" or "for exchange" sign not exceeding 18 inches by 24 inches for lots with garages visible and facing the street. An additional stake style sign, not over 3 feet square in size and located within 6 feet or less from the entry door to the home is allowed for the following lots: 42, 44, 53, 56, 61, 121, and 137.
· A single “open-house” sign may be located on the property during times of an open house and limited directional signs are allowed off the homeowner’s property. One directional sign is allowed on each street corner leading up to an open house and must be on common area only. Open-house signs should not exceed a maximum of three per property inside the Access Control main entry gate.
· Signs must be located on the street-side front yard of the home.
· Signs are not allowed on the lake side of the home.
· Signs may be either “tent” or stake style but in no case shall be over six square feet in size and must be beige with black or brown lettering.
· Signs not in compliance will be removed
All signs permitted under this Section (including the Project entry sign) shall conform with the City's sign ordinance, if any, and to all applicable governmental regulations.

Rental Restrictions:
No lease or rental shall be for a period of less than thirty (30) days or for hotel, transient, fictionalized ownership interest or time-share purposes. Lease or rental Agreements must be provided to front gate security as well as Management.
