On behalf of the Board of Directors of the Palmilla Maintenance Corporation (Homeowners Association), welcome to the community. We are happy that you selected Palmilla as your residence.
TownSq (https://app.townsq.io/login) is the Palmilla HOA Website. Login to view Governing Documents, make HOA payments, and submit routine maintenance requests and communications.
Please note, however, that your Access Code for TownSq will not be available for 30 to 60 days. In the interim, a brief summary of relevant community information can be found at here as well as in your welcome packets. You will receive a packet from Associa/ Desert Resort Management (DRM), the Access Control Officers, and our Welcome Liaison, Diana Wells. Our goal is help you settle in as quickly and seamlessly, as is possible.
The ambiance and aesthetic beauty of our community is due in part to the various rules, regulations and guidelines that have been thoughtfully implemented to ensure consistency.
Before modifying your front landscape, entry doors, exterior ground or home lighting, or to install gates or shades, please refer to the guidelines and procedures for requesting changes. They are available by contacting our management company, Associa Desert Resort Management (DRM), or at TownSq.
You can also refer to the CC&Rs and Rules and Regulation documents you received upon the purchase of your home. Enjoy your new home and the neighborhood.

General Information
Palmilla Maintenance Corporation operates as a not for profit corporation with an elected Board of Directors. The day-to-day operations are managed by Associa Desert Resort Management (DRM).
Homeowner Association Dues
Monthly dues are payable on the first of each month. Accounts are past due after the 15th of the month. Past due accounts are charged a 10% late fee plus a handling fee. Please make every effort to pay your dues on time.

Gate and Access Control
Palmilla is a 24 hour officer gate access controlled community. Access Control Officers do not function as security. It is the responsibility of each homeowner to take precautions necessary for the security of their own person and property. In the event of a personal or property security related situation, contact 911, the La Quinta Police Department or your alarm company. The staff will not respond to emergencies or calls to check homes for alarm issues or to close garage doors. They remain at the Main Gate House at all times, except for random 15 minute patrols from midnight to daybreak.
Access Control Officers
The Access Control Officers are not armed. The scope of their assignment is to monitor gate access, resident compliance to HOA rules and routinely patrol the grounds at night for open garage doors, parking violations, etc.
Access Control Officers do not submit service requests to DRM for residents. This is done via TownSq. Until your account is activated, contact DRM at 760-346-1161 with any service requests.
Access Gates
All homeowners must register with Access Control by completing a Resident Information form to gain access into the complex. The completed form should be dropped off at the Main Gate House.
One gate transponder per residence is provided by the HOA. Homeowners can purchase an additional two transponders. Transponders are for homeowner use only.
The resident entrance gate on Jefferson is in operation from 6 am to 10 pm. After hours, resident entry is through the Main Gate. If you do not have your transponder and the Access Control Officer is on rounds, use the posted cell number to contact them. To avoid delays, always have a transponder in your possession.
Ride share service access is through the Main Gate one Avenue 50 only. Notify the Access Control Officer in charge to arrange access. Residents and guests are not to climb over the Jefferson gate at any time. This is a safety issue...
Access Control Identification
Each resident is assigned a unique PIN number when they register with Access Control. The PIN number is for resident use ONLY. Please protect your number and do not provide it to anyone. The initial number may be changed by contacting the Officer in Charge at the Main Gate House. The use of PIN numbers is solely to identify homeowners when calling in guests or vendors to Access Control. PIN numbers are not used for any other reason.

DwellingLive is Palmilla’s database of homeowner information and access information for your vendors and guests. Contact DRM for an access code and registration information.
HOA Community Services:
Trash and Recycling
Trash service is provided by Burrtec Waste & Recycling Services. It is not provided by the HOA. Call Burrtec to start your service, or if there are problems with pick up. Phone: 760-340-2113
Trash is picked up on Thursdays of each week, except during Holiday weeks when there is a one day delay in service. Palmilla HOA contracts with Burrtec for walk up service for trash collection. Trash cans are picked up from the gated side of your residence. Recycling cans are to be brought to the curb by the homeowner on the day of pick up. Containers are not to be left out overnight.

Several providers in our area offer a variety of options for reliable, high-speed internet, telephone and cable services. We encourage you to evaluate each of these options to find the service that’s right for you.

Landscape Maintenance
Palmilla HOA contracts with O’Connell Landscape to maintain lawns, native plants and trees in the Common Areas, front yards of each residence and in some areas around the perimeter of the lakes. O’Connell is on the property Monday-Friday and on call for emergencies on the weekends. Any landscaping and irrigation maintenance requests are to be submitted through TownSq or DRM.
Landscape Lighting
Every home has three low voltage in-ground landscape lights located in the front yard that are typically set as tree up-lights. The Palmilla Association maintains these lights and the power transformer that operates them.
Building Lighting
Each home also has three 110v lamps located in the front side of homes facing the street, typically adjacent to the garage along with a 6 volt address lamp. These lamps are contained inside decorative copper sconces (except for the address lamp) and operate automatically via a photo cell. The Association maintains these bulbs and requires them to be operating dusk to dawn.
Lake Maintenance
Our lakes are a sensitive ecologic environment. Do not feed the fish, ducks or geese at any time.
Palmilla contracts with South West Aquatics to inspect, clean and maintain our lakes. Until your TownSq account is activated, call DRM with any lake related issues.
